Albion House is first and foremost a real estate investment firm that acquires, renovates, and modernizes outdated multifamily properties in select markets across the Western United States.
Our broad range of experience in commercial real estate investment management enables us to give accredited investors a premium risk-adjusted return, while safeguarding principal, by acquiring recession-resistant and inflation-protected real estate assets in investor-friendly partnerships.

Investment Strategy & Structure

Our strategy starts with market selection. We use a proprietary data analysis tool that compares over 380 markets across the country. This allows us to recognize trends and identify markets that offer the most promising fundamentals, tail winds, and safety nets.

Once we’ve identified our target markets, we search for properties suffering from a variety of management and maintenance problems providing us the opportunity to improve or reposition these assets, adding value to the property and community. We bring institutional quality analysis, practices, and efficiency to mid-sized Class B and C multifamily assets that are typically owned by small private partnerships that lack the experience, knowledge, and resources to maximize value.
Our deal structure is straightforward and investor friendly. Each property is purchased by a special purpose entity (SPE) that is created for the sole purpose of owning one particular asset. This protects the investors and the management company (Albion House) from any liability at the property level. Our investors purchase Preferred Equity shares in this SPE as limited partners which entitles them to an 8% preferred return. Albion House, as the general partner, manages the investment and is compensated with management fees and Common Equity shares in the SPE.
After the investor’s 8% preferred return is met, all additional profits are split between the Preferred and Common Equity holders, with 80% distributed to investors (Preferred Equity) and 20% distributed to Albion House (Common Equity). Albion House does not charge a “catch-up” on profit splits after the preferred return is met.
We keep investors informed with quarterly reports communicating the progress of the asset plan, the current financial and performance metrics, and earnings distribution information. The quarterly reports also address asset plan updates and what changes, if any, will be made going forward to maximize returns.
Accredited Investors
Due to Securities and Exchange Commission (SEC) regulations, we are currently only able to offer investment opportunities to Accredited Investors with whom we have existing relationships. An Accredited Investor is a person or business entity who possesses a level of financial sophistication that enables them to understand and absorb the risks associated with investing in private security offerings.
An individual is considered “Accredited” if they meet at least one of following criteria:
Income Criterion
The investor had an annual income exceeding $200,000 in each of the two most recent years or joint income with that person's spouse in excess of $300,000 in each of those years and has a reasonable expectation of reaching the same income level in the current year.
Net Worth Criterion
The investor’s net worth, or joint net worth with their spouse, exceeds $1,000,000 excluding the value of their primary residence.
